The thing with real estate is that timing is important. The way I pencil it out is that it has to cash flow positive with a 20% down payment and having some scale is important. One or two properties isn’t interesting. 20 properties or more all cash flowing positive then factor in the tax write offs and appreciation: magic.
And I have a beach house that sits empty 3-4-5 days at a time each week.
Wonder what it’s worth.
Don’t want strangers going through my stuff. Messing w my fish. Sleeping in my bed. Eating my snacks. Ick.
